Antioch / Cane Ridge (37013)
No neighborhood outpaced Antioch this week. With 72 closings — the highest of any zip code — and a blazing average of just 29 days on market, this Southeast Nashville corridor is clearly where buyers are finding affordability and acting fast. The median sale price of $425,000 and months of supply at 3.28 confirm this is a seller's market. If you're thinking about listing in Antioch, conditions are working in your favor.
Inglewood (37216) Trending
Inglewood continues to punch above its weight. This week saw 44 homes go under contract — nearly matching its 43 active listings — pointing to a near-perfect absorption rate. With a median sale price of $635,000 and just 3.67 months of supply, Inglewood remains one of Nashville's most competitive in-town neighborhoods for buyers.
Crieve Hall / North Brentwood / Oak Hill (37220) Move Fast
The smallest zip code by volume in our report, 37220 had only 10 closings — but it posted the lowest months of supply in Nashville at 3.38, with a median sale price of $1,379,337. Competition is intense at this price point in one of Nashville's most desirable south-side enclaves.
The Mid-Market Movers Active
East Nashville / Lockeland Springs (37206)
The perennial favorite continues to hum along. East Nashville posted 41 closings with a median sale price of $680,000, 78 new listings, and 45 homes going under contract. At 3.64 months of supply and an average of 41 days on market, this neighborhood remains highly active without tipping into frenzy territory.
Bradford Hills / Crieve Hall / Cane Ridge (37211)
South Nashville's 37211 was among the most active zip codes by volume, with 47 closings and a median price of $485,000. Solid demand, a 4.45-month supply, and 41-day average DOM make this a well-balanced market for both buyers and sellers.
Hermitage (37076)
Hermitage delivered 52 closings with a median of $445,000 and 3.69 months of supply — a healthy, move-in-ready market with broad appeal for buyers wanting more square footage at accessible price points east of the city.
The Nations / Sylvan Park / Charlotte Park (37209)
With 123 new listings and 44 closings, 37209 is one of Nashville's busiest corridors by new inventory. The average sale price of $731,689 reflects the neighborhood's ongoing renovation and infill premium. At 59 days on market and 6.49 months of supply, buyers have more time to be selective here.
Donelson / Airport Area (37214)
An underrated performer: 37214 posted 49 homes under contract against 77 active — nearly a 1:1 ratio — with a median of $375,000. This zip code is a value-seeker's sweet spot not far from Nashville's growing East Bank and airport corridor.
Luxury & Prestige Markets Luxury
Belle Meade / West End / West Meade (37205)
Nashville's crown jewel of luxury commanded an average sale price of $2,656,286 with a median of $1.65M. With 54 new listings, only 15 closings, and 7.0 months of supply, this is clearly a buyer's market at the top of the price range — buyers have leverage, and patience is rewarded.
Belle Meade / Forest Hills / Green Hills (37215)
The overlapping prestige zip of 37215 averaged $2,067,053 with a median of $2,096,000 — one of Nashville's few markets where the median actually exceeds the average, suggesting consistent high-end demand. At 5.62 months of supply and 47 DOM, it's a measured luxury market.
12 South / Green Hills / Belmont (37204)
Nashville's most lifestyle-centric zip remained a standout with 22 closings at an average of $1,899,655. With 28 homes under contract and only 3.96 months of supply, this walkable, amenity-rich corridor is among the tightest luxury markets in the city.
Belmont / Hillsboro Village / Vanderbilt (37212)
The university corridor averaged $1,203,273 with a median of $920,000, and 11 closings at a 59-day average DOM. A selective but active market driven by proximity to Vanderbilt, dining, and the arts scene.
