The headline number: the average single-family home in Davidson County closed at $745,117 in July 2026. Last July it was $723,522. That's a 3% gain, year over year. Solid, unremarkable, healthy.
The number that actually matters: the average active listing in Davidson County is asking $958,657.
The gap is getting wider
This isn't new. There's always a spread between active listings and closed sales. Active inventory skews toward larger and more expensive homes, and listings that don't sell stay in the pool and pull the average up. Some gap is structural.
What's notable is the direction.

Summer already cooled off
There's a second piece of context worth holding. Average closed prices in Davidson County peaked at $810,292 in May, held at $801,452 in June, then fell to $745,117 in July, an 8% drop off the spring high.
Some of that is normal seasonality; Nashville's spring market is reliably its strongest. But it means the comps a buyer's agent will pull for your fall listing come from a softer stretch than the spring numbers you may have anchored on. If your price expectation was set by a neighbor who sold in May, it's already out of date.
